Peril: Freezing

The freezing peril in homeowners insurance covers damage caused by the freezing of plumbing, heating, air conditioning, or sprinkler systems, as well as household appliances. Coverage typically applies if reasonable care was taken to maintain heat in the home or to drain the systems properly. It excludes damage resulting from negligence or unheated properties and may have specific requirements for vacant homes.

The freezing peril covers damage and losses caused by the freezing of the following systems: 

  • Plumbing
  • HVAC
  • fire suppression sprinklers
  • household appliances that use water. 

However, damage to vacant or unoccupied buildings, as well as buildings under construction, is not covered unless the insured took reasonable measures to maintain heat in the building or shut off the water supply and drained the affected systems and appliances.
