Peril: Fire

The insurance industry officially defines fire as “combustion sufficient enough to produce a spark, flame or glow.” That definition precludes smoke and charring to be considered fire. Also, the combustion must be hot enough to produce sparks, a glow, or an actual flame.

Beware that homeowners insurance only covers losses that result from "hostile" fire, not "friendly" fire. A “hostile” fire is a fire that burns someplace where a fire was not intended to burn, such as a basement. Vis versa, a "friendly" fire burns where a fire should burn like a fireplace.

Peril: Lightning

When a lightning strike hits an insured dwelling, damage that results directly from the strike is covered along with any resulting fire. Damage caused by a power surge may be covered, but only if it can be conclusively demonstrated that the surge was directly caused by a lightning strike.

According to the Insurance Information Institute, the top ten states for lightning strikes are: Florida, Georgia, Texas, California, Alabama, Louisiana, North Carolina, New York, Pennsylvania and Tennessee (2023).
