The accidental discharge or overflow of water or steam peril in homeowners insurance covers sudden and unexpected water or steam damage caused by issues such as burst pipes, malfunctioning appliances, or plumbing failures. It applies to the home’s structure and personal property but typically excludes damage from continuous or repeated leakage, flooding, or poor maintenance. Additional coverage may be required for flood-related damage.
Coverage does not apply when freezing is the cause or source of the discharge or overflow, unless specifically covered under the freezing peril.
While damage to the source of the escaping water or steam is not covered, the policy does provide coverage for necessary repairs when property must be torn out to access and fix the issue causing the escape. If structures need to be damaged to stop the water or steam, coverage applies only if the escaping water or steam is actively damaging the residence premises.
Damage caused by an accidental discharge or overflow occurring off the residence premises is not covered. Additionally, this peril typically excludes damage caused by mold, wet rot, or fungus. However, mold, dry rot, or fungus damage is covered if it is hidden within walls, floors, or ceilings.
The following are not considered part of plumbing systems or household appliances under this peril:
